A Closer Look at Coyote Run: One of Mead's Established Neighborhoods
Coyote Run comes up early when buyers start looking at homes in Mead — and it's worth understanding what makes it one of the more recognizable addresses in town.

One of the Names You'll Hear First
If you've spent any time looking at homes in Mead, you've probably come across Coyote Run. It's one of the larger established neighborhoods in town, and homes there tend to reflect what draws people to Mead in the first place: space, quiet, and enough room to not feel crowded.
This is a neighborhood of single-family homes with elbow room — the kind of place where a two-car garage and a real backyard are the standard, not the upgrade.
What Homes in Coyote Run Look Like
Homes in Coyote Run tend to run on the larger side. Square footage commonly ranges from around 2,200 to over 5,000 square feet, so the neighborhood is not homogeneous — there is a spread depending on the original build and any additions. Most are two-story single-family homes with attached garages, though styles and ages vary throughout the subdivision.
Lot sizes follow Mead's general tendency toward more generous setbacks and yards than you'd find in a denser Front Range suburb. It's not acreage, but it's not a postage stamp either.
If you're comparing to Longmont or Firestone at similar price points, Coyote Run tends to offer more square footage than you'd get closer to the city — though that trade-off comes with fewer walkable amenities, which is worth knowing upfront.
Schools in the St. Vrain Valley District
Coyote Run falls within the St. Vrain Valley School District, which is one of the reasons families keep circling back to Mead. The school pipeline here — Mead Elementary, Mead Middle School, and Mead High School — has a solid reputation. Mead Middle School ranked in the top 5 of all middle schools in Colorado on its most recent School Performance Framework, and Mead High offers a college preparatory curriculum with AP coursework options.
The district recently opened Big Sky PK-8, a new school on the shared Mead High campus built through the 2024 bond. That's an addition that families moving to Mead right now will be watching closely as it continues to develop.
Getting Around From Coyote Run
Mead sits just off I-25, and Coyote Run's location within town makes that access practical rather than theoretical. Commuters heading to Longmont, Loveland, or Fort Collins regularly find the drive manageable — though, like any I-25 commute, timing matters more than distance.
For errands, you'll still be driving. Mead has a gas station, a handful of local businesses, and its own small-town rhythm, but a grocery store run means heading to Longmont or Firestone. That's not a complaint for most Mead residents — it's just part of the deal, and most people find they adjust quickly once they've settled into a routine.
Green Space and Recreation Nearby
North Creek Park is in town and serves as a low-key spot for families, kids, and dogs. For anything more expansive, St. Vrain State Park is about seven miles south. The park — formerly known as Barbour Ponds — has fishing, wildlife watching, and camping. It's an underrated outdoor option and one of the places Mead-area residents tend to mention when you ask what they actually do on weekends.
If you want space to breathe, a real school district, and a commute that works — Coyote Run checks those boxes. It is not going to surprise you with walkable coffee shops, but it will deliver on what matters most to families buying in this part of Weld County.
What to Know Before You Visit
Like most Mead neighborhoods, Coyote Run is not a place where you move because you are looking for urban energy. The appeal is quieter than that — good schools, more space than you'd find closer to the city, and a pace that suits people who want their home to feel like a home rather than a waypoint. The trade-offs are real and predictable: you'll drive for most services, and the town is small in ways that take some adjustment if you're coming from a more developed area.
If you're early in the process of figuring out whether Mead fits your routine, walking or driving through Coyote Run is worth the time.
